The Duo 80/20 split refers to purchase prices before fees and charges. Land and Duo annual advances form part of future purchase prices and are deducted at settlement. Standalone APFC at 15% p.a. has no interim advances. The token alone confers no land ownership. Two Duo transactions do not provide independent backing.

Comparing risk and contractual price increases

Assuming 3M PRIBOR of 4% and a 12-month term, the price increase is 8% of the land purchase price for Land, 9.1% of combined purchase prices for Duo and 15% of the original purchase price for standalone APFC. Including the initial fee, the illustrative increase relative to total initial outlay is 7.48% for Land and 8.62% for Duo. The higher APFC rate reflects the commercial offer and is not an objective risk valuation. Standalone APFC provides neither land ownership nor interim advances. Actual outcomes depend on contractual performance and costs.

Evidence for your decision

Check the specific offer, your contractual counterparty and the documentation. The team’s professional history demonstrates experience, not the current assets of the new structure or future returns.

Before signing, verify plot identification, price, lease arrangements, legal restrictions and the scope of due diligence. For tokens, verify the network, contract, receiving wallet and any separate future purchase agreement.
